The room temperature can be regulated individually via the room thermostat in your apartment. The cooling function of our air-conditioning system is only in operation from 1st of April to 31st of October. Please note that the heating and cooling function is interrupted when the window is open.
The voltage amounts to 220-230 volts.
In addition to Wi-Fi, all apartments are equipped with J45 LAN sockets for free Internet access.

A list of available channels can be found on Remote Control under EPG (Electronic Program Guide). Streaming services such as Netflix and Youtube are preinstalled on your TV.
One pack (10 units) of Nespresso capsules is available free of charge.
Safety deposit box
All apartments have a laptop size safety deposit box, which you can use as per printed instructions available in the safe. Make sure you leave the safe open when you check-out. No liability is assumed for any valuables brought by the tenant.
The existing curtains also have a blackout function.
Cleaning of the apartment incl. change of bed linen and towels takes place once a week. Intermediate cleaning can be organized on request (at an extra charge).
On the ground floor you will find a washing machine and a dryer including washing powder.
Public parking is available directly in front of the apartment (Subject to a fee from 9 am to 7 pm from Monday to Friday and free of charge on Saturdays, Sundays and public holidays), parking tickets are available either at the tobacconist's shop or online at www.handyparken.at.
The BOE garage and the parking garage of Parkhotel Schönbrunn are 400 meters away. The fee amounts to € 28 for 24 hours.
Free on-street parking is available in the adjacent district, however, it might not be easy to quickly get a spot there. Please make sure not to park your car within a dedicated short-parking zone (“Kurzparkzone”) – no signage, no Kurzparkzone. “Kurzparkzone” ends approximately at “Lainzer Strasse 22” (after the Shell patrol station). The first street with free parking is “Kopfgasse, 1130 Vienna”.

1. Contact persons
Please don’t hesitate to contact us within business hours (8.30 am to 6:30 pm). In case of emergency, we are of course available at any time.
Your apartment is available from 03.00 pm onwards on the day of arrival and until 10:00 am on the day of your departure.
3. House key/front door opener
Access to the house and the apartments is granted via a keyless security system using numeric codes. In addition, your apartment is equipped with an electric door opener. Please make sure that only authorized persons enter the house and that the front door is always closed.
Please complete the "registration form" with the details of all accompanying guests for the purpose of official registration at the tourist office. Please drop the completed form into the "Gästebox" in the lobby.
The number of persons stipulated in the guest contract may not be exceeded without the landlord's consent. Visitors after 10.00 pm are not permitted.
Pets are not allowed on the premises.
Upon check-in, the tenant must check the rented property for any existing damage and notify the landlord immediately. The inventory (e.g. crockery, glasses, pots, pans) must be handled carefully and stored in clean condition in the cupboards on departure. It is not permitted to take any items (towels, blankets, etc.) out of the apartment.
No rubbish, food scraps, grease or other objects may be disposed of through the drainage pipes.
Smoking and open fire (e.g. candles) are prohibited. The entire house is equipped with an automatic fire alarm system. In case of fire, please refer to the escape route plan available in your apartment. It is forbidden to bring weapons, explosives and easily inflammable material.
During use, the guest is fully liable for any damage he/she may have caused to the entire facility. The guest is obliged to inform the landlord immediately of any damage.
The use of the apartment and its furnishings, as well as paths in front of and in the house, staircase, balcony or terrace is at the guest's own risk. Parents/supervisors are liable for the accompanying children.
When you leave the apartment, please close all doors and windows and switch off the lights and all electrical appliances (TV, air conditioning, stove...).
If the fire alarm is triggered through your fault, the associated costs for arrviving of the fire brigade and/or security service will be passed on to you.
10. Right of access
The landlord has the right to enter the apartment in the absence of the guest under special circumstances in order to prevent potential damage or danger.
11. Cancellation of the rental agreement
If the guest does not comply with the house rules, the landlord has the right to terminate the rental agreement with immediate effect.
12. Rest periods
Please be considerate of the neighbours and refrain from causing noise during 10:00 pm - 7:00 am. In general, the tenant is obliged to ensure that neither he nor his fellow travelers disturb the neighbours or the surroundings.
13. Usage of the garden
Usage of the garden is not permitted. This does not concern the usage of the trash containers, which are located in the garden hut. Please be aware that the door to the garden can only be opened from the inside.
The public areas are equipped with surveillance cameras for general security.
15. Data protection declaration
The protection of your personal data is of particular concern to us. We therefore process personal data exclusively on the basis of the statutory provisions (DSGVO 2018).
Place of jurisdiction is Vienna, Austria. Austrian law shall apply.
